Also just for the record owning/financing a solar system is superior to leasing in my book partly because returns are better and for other reasons as well, but in the case of investment property when the owner can’t claim the tax credit, then in that case leasing is currently the best option for going solar.

Someone with TX experience should chime in with info, or maybe refer you to a reasonable attorney.

The reason I ask is people do really stupid counter productive things sometimes when they feel threatened or embarrassed by their situation.

Won't do you much good to know they love the 15% CoC and 20% IRR, but hate the market and pass for that reason.

Being new to the area or being an out-of-town investor with little knowledge of the regional areas is always good reasons for investors to work with agents.And here's my personal opinion of how agents could help me the best...First, to simply be investor-savvy.

The reason that you just signed a bunch of paperwork promising that it was gift and you have no expectation of repayment, is that if you then try to threaten the house to get your son to pay you back, a judge is going to kick you out of the courtroom....

Can anybody reasonably expect anything better?
