If you jack up the price to accommodate a commission and it sells, then it was likely priced too low before that and you just jacked it up to market price or even still lower than market price.You are also correct in that having a property properly listed and advertised through an agent can make the difference between it selling and not selling.

If it states that it automatically reverts to a month-to-month or a renewal period equal to the original, then again local law will dictate what you need to do.In either event, once you have given the proper notice, or in the case of a fixed term lease where no further notice is required, local law should also spell out what it will cost your "Holdover" tenant if they are not out on the date specified.

the best way to do either is to post here and other internet forums. look for someone with experience that is willing to teach you the proper protocol. make yourself known and get your sign posted that you are in business everywhere you can. be prepared to put in some long hours and alot of phone calls. i have over 6000 minutes on my cell this month and over 4500 emails to my inbox. the banks dont deal with anyone that dosnt have the cash to perform so if you dont have a solid buyer backing you up it is not to often that you can find a direct source but you cant stop trying everyday. remember, behind every dud is a stud.
