You should never trust the seller's P&L especially in thinly-traded private assets like MHP (i.e. no liquidity due to hardly any buyers/sellers for most parks).

I rent out the rooms.What I’ve learned is having a room w a private bathroom is golden for my tenants they typically come from other roommate situation sharing a bathroom, having a private bathroom they see it as a luxury..Typically when rooms are rent out utilities are included, high speed internet is most important Utility for them..

I would speak to an architect and private engineer to see if they have experience in this part of town since ultimately you will need to pull permits to convert a garage into a living space.

Someone was living in it as it was foreclosed per the city and a neighbor but they must not have had any claim to the property and let it get foreclosed.It is a large house and an easy duplex conversion so that is my current plan.
