If and when a blue print is available, typically the language of the bid should reflect and refer to the print requirements in which case it is more typical to bid a total for instance R&R plumbing rough & finish as per print and following all applicable plumbing codes through final inspection and so on.

I just pulled a ski in/out townhome that should rent at a higher than normal rate due to location and they averaged 180 days for the past 2 years.While knowing nothing about the Estes rental market, i would assume that Nov, Dec, Jan, Feb & perhaps March are slow times while Trail Ridge is closed and the town is fairly quiet.If you are talking to prop. management companies, make sure you get a hard copy print out of a similar property.

OTH, if I were to add on, I'd have the el. contractor do it.Citys don't have much data on the inside of a residence to compare anything to, usually a room floor plan, newer homes they will have the prints, but usually not the electrical and plumbing as residential plans may not require them, they leave that to the electrician and utility company and plumbers.

All that just to say I have experience with Auction.com and they seem to be a pretty reputable business...at least here in AZ.I DO know that on all of their contracts, within the "fine print", there is a reinstatement clause which covers their butt in the event that the owner has somehow reinstated their loan with the lender, or filed bankruptcy to halt the sale, or SOMETHING to legally halt the sale.
