What RS does, it creates a tangible new niche market for a rental property that any property shall be as transparent as possible.Maybe similar to CarMax in used car market (except Carmax makes an undisclosed profit).At the beginning, I'm also reluctant to have an investment with RS but when I attended their office, meet their officer, there's no selling pressure, they're pretty much only the broker of the open rental market.

If they do not pay I suppose I can put pressure on them by sending letters stating they are in breach of their rental contract by falling behind on their water/sewer bill.

Incorrect drainage is the issue for many older homes having foundation cracks as the added pore water pressure from the rain creates an uplift force and can cause differential forces on the foundation (a foundation's enemy is not always more force but it can be less force to retain the foundation as well).Just know the wall wont crack on its own.

Could be that the last time it was repaired, there may have been multiple leaks and the technicians did not pressure test adequately or at all and frivolously charged the system.
