Anyone have a preference out of these two, or prefer a different software that is better in your opinion?

I prefer to use dedicated accounting software (albeit not for flips).

@Sean Craigg - If I were you, I would do a cash out refinance or a HELOC (I prefer this b/c no closing costs and can be interest only for the first 10 years) and then rent it.

I know of many other people who do it under their own name, I prefer the protection of the llc.

As far as where to invest, either start where it is best to invest (landlord friendly states with your preferred balance of cashflow, appreciation, and other factors) OR where you have the strongest team. 

I prefer to have good relationships with my tenants and even get to become friends with them sometimes, which others discourage and I can see why but it's just how I am.

We just preferred the lower down option. 

As much as I’d prefer she go get a loan she’ll never qualify.
