When you only have 1 property a nonpaying tenant who does significant damage added to the costs to evict can stress people beyond breaking if they aren't mentally and financially prepared to cope. 2.

I would recommend hiring a good property manager to minimize your stress level.  

I also recommend posting a rental listing on Facebook Marketplace.

My husband commented on a post ( congratulations) to someone who did their first wholesale deal ( or something along those lines) anyway this woman reached out and started telling him all of this information about this company she used and they were for lack of a better word a one stop shop. seemed too good to be true of course but as newbies, we were curious and set up a zoom meeting to see what they were all about.
