There is higher insurance than a sales only agent.

Relatively easy to finance, easy to comp (based on sales, not cap rate), relatively cheap to build, and more desirable to tenants than apartment complexes.

I dont even see the property listed for sale on sites?

We made enough on the sale that the second mortgages were just extra gravy. 

BP family whats going on I am a native Philadelphian....I am new to the Real Estate wholesaling aspect as I have just recently left the automotive industry with a sales and finance background.

If the Seller requires 10% down, that should be enough to pay the agent their fee for the sale.

They should be able to pull up the most recent mf sales and help you out.

I'm looking for websites or other places I can find real time data on real estate sales so I can make solid decisions on where to focus my investing efforts. 

Does anyone have experience with entity transfers vs actual sales of multifamily properties in Ohio?
