First, build the actual business in theory with a brand.Second, go to every real estate investor meetup in the area and see if this is something that people would pay for and if so, how much.

If two people own a property ( they are both on the deed ) and they put the property up for sale.

It is, because in the end people let you down and over promise and under deliver and to tell you the truth cause I've dealt with so many now, some agents are very good and they listen as to what your buy box is and they provide comps and an ARV analysis and other agents aren't willing to do sh!

This helps weed out the people who aren't that interested.

In the end, I prefer the long-term rental route with a good tenant though and over time when I start traveling for extended periods again, I will likely shift them back to long-term.I personally, would not purchase a property for the sole purpose of being a vacation rental - it's just not part of my investment strategy though, I have met people who do quite well with that model. 

I hate when people call me about a house I have for sale and before they ask anything about the house they want to know if they can take over payments or finance it, etc. etc.
