This may or may not be effected by the Trump administration.My crazy guess is that US politics in the next few years may play a major roll in the speed as opposed to the direction this takes. 

Second each asset class within commercial cycles peak to trough at different years and points in time.

I can't say this for all MLS systems, but the Pike Peak region MLS also has a feature which allows clients to set up a portal which acts as a back door to the MLS and allows you to do your personal searches.

  :)  Since the Bay Area market is so competitive, I know that appraisals are often done by the seller in advance to speed the process. 

Take a peak in the windows and see what kind of shape it's in. 2> do a lien search at the county clerk's office to see if other debts are involved besides Green Tree Servicing. 3> understand the rules and such for the auction (deposits, financing) 4> and determine the max you're willing to bid on the property.

Seeing how real estate has recently peaked my interest, my grandparents have no issue with me taking over the property while they’re still living.

This is something I was unaware of and something that peaks my interests.

I read some books a few years back and then kinda just let it fall to the side, now that im getting close to retiring from my Military career im really going full speed ahead.
