Can’t lose with this, just be patient and continue doing due diligence even if you meet a seller, that will not confirm that it’s a deal.

Basic personal financial fundamentals always matter, even though I am a big fan of balancing that out with aggressive growth, sometimes one does have to stop, pause, reflect and be patient.  

It takes time, be patient!

Her husband was pissed that some random guy was trying to come inside the house while his wife and kids were home alone, and I was PISSED that this guy couldn't follow simple directions, be patient and wait ONE DAY for a showing.  

I get most of my referrals because I am extremely patient and show homes as long as the Buyer wants to go see, knowing of course that as time goes on home prices creep up from season to season, in this market anyways.

And lastly, it is one of the few remaining markets that you can get a 'steal' for a property.....all I recommend is that you rely on your 'boots on the ground' to point you in the right area codes.  5/30/24 Update:  I have been patiently waiting until our court date to reply to this post.
