Then in a a year, or 2 move out, have 3 doors with equity building in the duplex and begin or continue BRRRing.I've been told this isn't possible for numerous reasons so I'm looking at other avenues of a traditional loan for the duplex (but putting more down is where I run into my issue) - which is why I'm saving every bit of house hack rent, overtime, second job income to put towards rental investments right now.I'm almost finished with "The Book on Investing In Real Estate with No (and Low) Money Down" and I have finished "Rich Dad, Poor Dad." as well as my first book on the subject, "The Book on Rental Investment Property." 

This combined with the due diligence guide and numerous audio files is definitely worth the money (make sure you ask for the digital version discount).

Hi @Cindy OBrienI would definitely say that the pandemic has affected NH real estate.There seems to be an exodus of urban refugees fleeing the more populated areas.

It seems like single family home prices are holding up and rising around NYC and other urban centers as people flee due to COVID.

Also, the high cost of living commercial urban areas are being hollowed as economic viability all around the nation declines. 

(yay urban living)  then creative things :  i am wanting to maybe put bike lockers in, a community garden, etc.  

I have responded to private lending questions numerous times.  

but as someone who has owned numerous brokerages over the years and had hundreds of agents come and go working for us.. 

It's really difficult to house hack and live rent-free in urban California, just due to HCOL area.
