This SFR I'm buying is in Austin and I'm looking for appreciation potential instead of cash flow, but I don't want negative cashflow either, so I put down more money to make $300+ per month cash flow (probably a stupid idea though)My plan for 10 year is to buy as many rental properties as possible. and hopefully when 10th year comes, if the interest rate is still low, I refinance, if not, some properties might appreciate enough and I can simply sell them to pay off my primary home.

Use the following in Excel and see if they help, =NPV (Net Present Value) put your down payment on the outside of the formula and make it NEGATIVE (cash flows go inside)...this will compare to another interest rate (i.e. stock market return compounded at an 8-10% rate)... if you are withdrawing this money consistently obviously this will be different, but both are considering that you are reinvesting and not taking the money and buying fancy Rolexes, cars, etc....

Obviously it is code to have the ability to escape both bedrooms in the event of fire, but could this be mitigated by a sprinkler system or is this effectively a 6 unit apartment building?
