At first I thought sub-metering itself would be expensive (as with gas), but it looks like the water company is fine with me installing my own submeters and still using a single city meter for the building (http://www.bwsc.org/SERVICES/metering/submetering....).Based on submeter prices on Amazon, it looks like I may be able to have my plumber retrofit existing water connections and install low-flow everything for under $1000.

@Stanley Parsley: The difference between refrigerants (there's no such thing as "freon" - that's a DuPont tradename) has less to do with pressure than it has with heat properties, density and viscosity, just like the difference between LP gas and Nat gas.

I'm trying to determine whats the market rate now.FYI, Cable, internet, gas, water, heat are included.I don't want to run off my current tenants, but I want to be able to increase my profits so I can continue to improve my properties and fuel growth...I know lots of units are coming online, so it creates a slight softness in the market.Anyone holding in these areas of Detroit with some insight?

What I have so far is this:Asking Price $120,000Rents = $575/$650/$500 ($1725/month), if tenants pay their own water/trash/electric/gas, otherwise I would probably increase all three by $75 and make the apartments 'all inclusive'.Taxes & Insurance = $2600/yr (tax) + $1000/yr (insur)The building couldn't get sold after being on the market for a while and was taken off the market and I've since contacted the owner.

You can do the same for the washer if you're concerned about squishing the supply or drain hoses.If the hookups are already low on the wall, this is harder to fix, but: I would put the hookups (water/electric/gas) above the countertop, and maybe notch the back of the countertop so the hoses/wires can go down to where the machines are.
