.#9 – TeamAs an active real estate investor, you will need to build your own team, mine included people such as -- Brokers, Property Managers, Handymen, Accountants, Lenders and Inspectors etc.As a passive investor, you rely on the shared expertise of the existing deal sponsor team.

There is actually a very good business model out there if you can build rooms out in your current homes you rent to meet the criteria.

So when you speak to our overall business model it is important to understand that you are really only speaking about the new construction in two markets, MN & FL.

Last, I appreciate your expertise on this topic man and your willingness to share w/ people here on BP.

I don't always trust my intuition on these things if it's not my area of expertise.

I suggest you look for triggers...multiple catalysts thst cause people to want to become predisposed to budiness with you (and you alone because of your expertise, as I've discovered and mastered). 

I continue to do what I always have which is check the site once  a day to see if there is anything in my wheel house I can answer and provide value.The things I do not know about I let someone else with more expertise chime in.There have been lots of changes over many years and I remember when Josh was doing the whole thing by himself and now he has an army of people.............. : )While someone might get ranked with limited posts they can still click on the profile and see the quality history of the posts.

I don't know if his expertise extends to multis but I can ask.
