Since the cap rates have dropped significantly over the last few years, I am now looking at other real estate opportunities including hard money lending, crowdfunding, apartments (outside Portland in a higher cap rate location) building or buying storage units, Tenants in Common commercial deals and mobile home parks.

How old  are the mechanicals- the furnace, the water heaters, the pipes, the wiring. 

It is a mobile home park with 19 pads on it (17 of the MHs are owned by the park, 2 pay lot rent), a duplex, and a 4plex.

One thought I had was to co-op the land where it was zoned for mobile homes.
