my agent has a plot of land in NJ zoned for mix use office / residential  going for 100k , cost of building out this property is between 125k to 150k  ,comparables show similar properties in the area selling for 375k to 425k.As a new investor how should I approach this deal.thank you .any advice would be much appreciated.
