Mostly in SoCal beach area.From what I've seen, agents also know that it's really easy to sell right now and are competing for listings - I'm seeing sell-side commissions in the 1% to 1.5% range for multiple homes from integrated agentbrokers.  

How I integrate it with real estate is when I sell/flip a property or have cash flow I will take the cash flow to fund my policies.When it comes to cashflow the revenue source is generally is tax free (deferred till disposition or sale of property) when planned correctly or very close to it and this cashflow is used to fund the Life insurance vehicle where it grows tax free.

Knob and tube wiring, galvanized and cast iron plumbing, potentially not built with structural integrity (I have owned plenty of these old buildings with undersized joists and rafters).

I am interested because I think I can increase their income because there are so many obvious things that they are not doing. e.g online marketing, a website, social media, etc. 

At the end of the day, door knocking, cold calling, talking to your sphere of influence, mailing, social media marketing, it all goes down to bringing value to people as the local expert, educating, giving them something valuable, and then asking EVERYONE this simple question: "Have you been thinking about moving?".

There are other strategies (cold calling, social media, landing pages, ad retargeting, etc) but most folks utilize those in addition to a solid and persistent direct mail marketing campaign.  

The answers are as interesting as they are unexpected, and I didn't suspect that the work "Fraud" would even have crept into this conversation, so I appreciate your a warnings.We are saying here that investors of honesty and integrity should never work on another deal B at the same time without let lender A know all details about it.

I think it is more of an integrity issue and people doing what they say they will.OPEN FOR DISCUSSION - WHAT'S YOUR THOUGHTS OR EXPERIENCE WITH THIS? 

I've been replacing all lighting with integrated LED fixtures for the past couple years, and have yet to have any issues.
