I say this as someone who made a title insurance claim within a month of buying my very first home.This is always true in general; in your case if you are acquiring from distressed/motivated sellers even more so.

The important part to me is to consider the connection that is made when you form an LLC and how that can influence the outcome if things don't go as planned. 

I once made the mistake of offering cash for keys to some section 8 tenants. 

The problem is Zillow has made it such a minor commitment for the renter to click "they are interested" when most of the time they don't even read the ad, and a fair amount of the time their "interest" is merely a fleeting thought as they browse. 

I left rent out for simplicity's sake, but it would have made sense to include it.
