I recently completed my first major REI (buy and hold) rehab and thought I would share my experience; mishaps, disasters and all, with everyone.

There is no major issue.  

Banks do sell off notes/loans, but they almost always do so because they have some major problem with them... like the borrower is in default.

If the majority of your offers are not rejected, you're offering too much.  

They cover major issues with plumbing and electrical too.Cons: Cost to cover major things in your household is about $635 per year.

I think for the majority of users the basic chat will work as they are talking about basic concepts.For me people start asking about commercial real estate and it gets really technical.

age, location, size, and cost of replacement are all major factors for insurance, unfortuantely your purchase price doesn't matter too much!

Everything went pretty smoothly; no major hits to the budget.

And, in fact, Accounting is my declared major as of now.Anyway, now that I'm about 3/4 done with my freshman year, I have thought a lot about what I want to do with my life. 

So if a house is worth $100k and needs $20k in work, my offer is $50k or less.People who buy and hold will typically buy at less of a discount, but typically dont want major repairs.Are you looking to wholesale?
