In most cases you cannot charge two different tenants for the same time period (double dip).Pet fees/pet rent: Local laws vary, but there are often addiitonal deposits, fees, or rent for allowing pets that don't qualify as service animals or emotional support animals.

Can you find a local portfolio lender from a small bank or credit union.

The ones I had didn't listen to tenants when showing or consider local employment/ties.

The reason being most lenders cannot do rural properties and you'd be limited to local conventional financing.

It will keep the local party folks away and get some of those folks looking for mid week 3 or 4 night stays.

Another thing you can do is ask a local Property Manager what they expect it to do.
