Hello all,We recently closed on a duplex with inherited tenants on month to month leases in Kansas City.

There is one new multifamily complex (The Nolen) that I know of that is still in lease-up, but I'm wondering if anyone has any insights or opinions on what they think the local area is like: are people moving in to downtown Clearwater area, companies moving in or out/number of jobs increasing or decreasing, etc.Any insight would be tremendously helpful.Ben

Just got a call from a tenant whose lease is set to end on 6/30/2018.

The substitution/extension aspect of the group lease takes most of the burden of finding replacement tenants off the PM and let’s the household members find their own new housemates. 

Now I'm wondering if I should keep him month to month and end the "lease" after the first 30 days. 

You are 100% willing to let her out of any lease and return her full deposit...but she needs to be out RIGHT NOW....... the house is not safe for her to stay in and you cant fix the issue while it is inhabited.

This holds the unit for 5 to 7 days until the lease signing, and once the rental agreement is signed this becomes the first month's rent.

I checked the lease and realized that I made a major mistake.

I will be selling a duplex i just picked up on a Lease Option. 

If the tenants must move out of the property for a set time frame or possibly have to break the lease completely because the damage is catastrophic then loss of rents will kick in.
