I have mailed to absantee owner, but forgot to target those with equity so I got many dead leads, oops.

The lead came to me from another attorney friend of mine that specializes in Probates.

Has anyone used Probates Daily before, are they a reliable source for Probates leads?

I have learned how to make basic adjustments to my site and don't worry about all of the lead tracking stuff.  

ive been here for three days so far and ive learned a lot of things i didnt know before but i feel a little stuck. im tryingto figure out what i need to look for when trying to decipher a lead on an MLS site. i know the formulas as well as the math but frankly when i get there i dont know where to start first.

You did this when you piled on the complexities of another child and renting your current house out - which to me is when you should be working 10X as hard to ensure that this situation doesn't cause you more stress.As for the lead time for documents.  

There are currently stairs leading down off the deck.

If you are not licensed and the deal closes and no one complains then no harm if there is no lead paint disclosure.

Also, what are some ways to produce leads that you found effective?
