I now have to do some more research in the area but I am guessing that an Indianapolis winter will severely cut into the expected $650 rent for that unit (cut ROI from 16.6% to 13%).I have two other properties, in other areas, and there is a constant conversations with the property manager when the unit is transitioning to a new tenant or undergoing maintenance (the rest of the year there is zero need for interaction, other than monthly statements).I also received update pictures of the units and I am impressed with the interior rehab.

I got a call this week from the tenant, who has been there for almost 3 years now letting me know that Joe wants her out, that he is moving some stripper in that he is in love with, and cut off her electric!!!

Make sure they use meter boxes with wide lids and yoke bars/setters so you can change the meter simply if it goes bad or pull it if your tenant doesn't pay (most have eyelets for locking it out but they are soft brass and easily cut).

Next rung is wholesalers (so one extra hand in the cookie jar) and then MLS/realtors (2 extra hands - plus their "employers'" cut - in the cookie jar.If you want to find wholesalers, you either need to network in local events or find a facebook page dedicated to RE or sale of property...most wholesalers will place their properties there because it can be seen by the most eyes.
