Keep an eye on the recommendations you get, make sure they're actually in line with the market - in my experiments with various auto-pricing tools, they either priced me way too high or too low.  

At the very least, we can offer low and walk away if need be.Anyway, if anyone else wants to chime in, I'm all ears. eyes? 

@Mike McCarthy I kept a keen eye on the sizing of the systems (1.5-2 ton) systems you recommended.

Obviously if it went this far the landlord had his eye off the ball.

You may also want to keep an eye on DSCR to make sure you are not leveraging beyond a comfortable level 

When attorneys get involved Tenants will often concede as the Tenant loses the ability to make vague legal threats that you or I might feel carries weight as we don't know the laws, as well as an attorney but your counsel, shouldn't bat an eye at anything the Tenant threatens.

I would not turn a blind eye to the situation this state is in.

I will keep an eye out for any sloping.

I haven't seen many duplex or triplex on MLS like realtor.com or Zillow yet so  I will keep my eyes on them!

They may say they understand (because in their eyes, buying a house is always the same process), but when you start turning down properties they show you because they don't match your criteria, they'll get frustrated.The quickest way to know if a realtor will understand your needs as an investor is if they hold investment properties as well.
