At this point we're looking more into multi-unit or commercial properties but would always consider other opportunities (ie. wholesaling, private lending, joint ventures, etc.)

I think it's hard to hold a tenant accountable for anything outside of their own room for the period that you were a roommate there, since in our state, roommates are held jointly liable for repairs.

Simply screwing, nailing, or bolting the deck together (butt-joint style) is NOT good enough to hold together load bearing decks since over time they weaken and snap at the most inopportune moment.Back in 2003 a Chicago area deck collapsed - killing thirteen.

Before you go ahead with a marriage, you should seriously consider going to counseling individually and jointly so see what you want in life, what your goals are, what you plan to do on a day to day basis.

In court, a tenant will win.... just keep that in mind ...I was taken to a small claim court years ago....it was a joint tenancy when one tenant moved out half way into the lease... the remaining tenant took over.... when he moved the pool was totally wrecked and I charged him for it.... he argued he should only pay half of it...Took time off my day job,flew to AZ, becasue I was so sure I would win....And, yes, you guessed the order ruling...

Have you thought about writing up some Joint Venture agreements? 

Who has to evict him me or he landlord and can they evict just him since the lease was a joint and several lease.
