I know they were just gutted but the point of having that line item is to protect you 5 years from now when things do start to wear out.

I'll add those items to my inspection list for other properties.

The problem with general price inflation greater than 10% no rational entity would commit money to loan when economic conditions rendered his transaction a certain loss.  

I definitely would need to know about the "wetlands" situation that they list as a due diligence item to be checked, as well as the permitting.I had to laugh about the "hanging around for the process" comment.

They will provide an itemized list for you and you may find one that will give you an itemized estimate free of charge as well.

They will give you a call to discuss and answer any preliminary questions which will be helpful so you don't waste either of your's time if it's not a match, if it looks like a potential match then they will email you the two items I referenced above.

I have R&R most items to make for minimal maintenance issues over the 7 to 15 year notes.

This means removing 100% of C violations (mold, fire safety, mechanical), 80% of B violations (vermin, loose fixtures, broken tiles, smaller stuff), and 80% of A violations (really stupid items like a light bulb out).There are more - so many more.

I would need clarification on that line item from the seller.
