The rental has all the appliances already installed (they worked fine upon inspection and move-in). 9 months into the lease the refrigerator went broke, massive problems with the sink and plumbing, then to top it all of the washer decided to cut out (naturally all my clothes were in it when this happened).

@Ned CareyNed I know we don't all have the luxury of picking the perfect way of acquiring learning opportunities, but I'd be very careful if I was OP about this type of damage if she's never managed a project that involved for instance replacing sub-floor and flooring (and possible structural roof members, roof sheeting, and shingles).From the nature of the question I'm not sure that the foundation is there to be successful.

Agree with @Michael Plaks1245 property associated with a residential rental trade or business can be S179ed unless otherwise excluded by the provisions of Sec 179.It should be noted that the only 1250 property allowed under Sec 179 is nonresidential in nature.
