@Robert Johnston In Chicago, security deposits are a pain in the butt so I just charge a "Move In" fee instead; non-refundable.  

I did it the hard way in alot of ways but have managed to survive the growing pains.

I expect to get some snarky responses sometimes but thank goodness not on this post, as this is a painful reality for me.

Fix them up with nice finishes and double pained windows, and suddenly they magically forget all about the traffic noise when they step inside.

Lo, We got a mortgage, it took 2 months to close, it was quite a pain, we had to put money in for repair escrow just to fix some drywall.  

Dealing with tenants can be a pain.
