THIS IS MY #1 bid and I am  extremely scared s...less/ nervous. owner still there .

I am nervously excited to get this all underway and get moving on my goals.

This makes me even more nervous about being able to create a positive cashflow when I buy a property.I kindly ask the members for any advice or sharing their beginnings with me. 

I am nervous about having all that cash tied up in one property.

(Plus tenant is an attorney).My realtor has contacted the listing agent to see what they can work out but its been two days and the listing agent has not gotten back to getting a bit nervous. 

The day the property went under contract I purchased Brandon Turner's book The Book On Managing Rental Properties and have been reading it as I nervously prepare for this next step.

You keep using the word speculation and appreciation, and that makes me nervous.

I think he is nervous about having enough money in retirement and likes the idea of collecting a few more years of rent before he sells.
