It really is unfair that someone can buy a property and be held accountable for lack of permits on old work.

There is no problem buying off market and getting financing.

If it's 10s of thousands then you can always buy it and resell it quickly.

I am in the process of creating binders for each of my properties with all the information about them including the current leases.

Buying outside of those hotspots is not so expensive, but yes, prices have increased since the lows right after the hurricane.

Those are really the things that will get someone to rent or buy a house more than the mechanical items.At minimum paint will go a long way to give your property a cleaner look and make it more desirable.Good luck, hope this helps!
