I have great inside intel on the interior and structural as I know one of the renters, and I know it would be rent ready immediately, and with a little more work, could be cash flowing $650 a month. 

.: best way to maintain the properties I already own (trusts, LLC's, together/separate), tax write-offs from the new project influencing my current properties, borrowing vs using my own capital to start the new project, etc., etc.

In the packet I included total costs of all major upgrades and before pictures of all the exterior and interior at original purchase.  

It was a 60 year old house, single garage, interior was dated back to the 60's. 

When a property is purchased, not only does it include a building structure, but it also includes all of its interior and exterior components.

Might be able to get another 4 inches if you use the interior wall cavities.

That's using a GC and not doing much of the work myself (I only do tile work and TV/internet wiring myself), in New Orleans.The finishes are as follows; prefinished real 3/4" hardwood flooring (nail down), solid wood cabinets (flat packs from China), prefab 2CM granite counters (with SS undermount sinks), Frigidaire SS appliances, ceramic tile floors in bathrooms, ceramic tile tub surrounds, basic door hardware, recessed lighting living areas, smooth texture walls, builder grade interior doors and trim (door casing, baseboard and shoe molding only, no crown or window casing), painted hardiplank siding, builder grade vinyl windows, basic roof, fiberglass batt insulation.Our land costs are pretty cheap compared to west coast.  

Kitchen, bathroom, flooring, paint, interior doors, windows, base and case, exterior doors and glass sliders, exterior siding or stucco, landscape, electrical (rough and finish), plumbing (rough and finish), roof,  HVAC, and misc.

I'm sure some politicians start out wanting to make a change for the good but got swayed by outside influences and pressure.
