A fool and his money...it might be inherited money.. or it could be someone that bought an SFR in the Bay area 6 years ago and now has 500 to 1 mil in equity but its the only property they ever bought.. but your right if these are after tax funds earned in his trade or business.. keep doing that.. not sure how many folks save 500k liquid in their day jobs..

I am being ultra conservative with the numbers, I feel I can likely do the repairs for at least 5k less and the house should appraise for at least 10k higher, adding another 15k in equity.
