USDA ran a pilot loan program a couple of years ago and Washington State was included, where they would allow you to buy an existing Mfg. home so long as it was built in 2009 or newer.

Your Scope of Work Document should include as much detail as possible including:Detailed List of Repairs Plans/DrawingsList of Materials (SKU #s) & defines who's responsible for purchasing (you or Contractor)Payment ScheduleThe Payment Schedule defines the Payment Terms of how and when the Contractor will be paid on the project.

I'm not a Lawyer, and this is not to be interpreted as legal advice, however, here is what I see has happened:1 - Faulty Option contract made worse by Owner's actions:  Somehow, even after the contract to buy has come and GONE (my math says 2007 + 5 years doesn't include year 2018), the tenant buyer has been allowed to continue to make (and have accepted...BIG problem) payments on the Buy Contract.

The mortgage would would mature March 2043  (approx 25 years) and would be $1454.50 per month (not including taxes $3794 per year and insurance - no PMI).

Check your property tax basis on all investments there... some counties are not investor friendly, owner occupied gets a massive break unlike Polk/Dallas in Iowa.I've got some references back that way including contractors and realtors if you need a connect.

Depends on the lender and the type of loan the buyer is looking for.If a person doesn't have 2 years or more of rental income on their tax returns, some lenders might not include it.
