As the saying goes, "Squeaky wheel, gets the grease, same with closing, the squeaky customer gets the attention!"

Like. with this house I had an $10k over offer within hours of putting it on the market, people dying to see it in 5 inches of snow (which in MD everyone shuts down when it snows), had a backup offer up within 1-2 days and people calling almost every day to get their offer in/go see the house/or ask about future projects.  

People are asleep at the wheel right now and there are some excellent opportunities right there on the MLS.

"Inch wide, mile deep."

Other things that are going to be region specific like things to do with basements, boilers etc.Something else to be aware of in construction this old is that a lot of the wood used is actually measured "as advertised"  If you walk into Home Depot today and buy a 2x4 it doesn't actually measure 2 inches by 4 inches, Much of the older construction used wood that actually was 2 inches by 4 inches so some measurements can be off if you are trying to do work and wonder why things aren't lining up the way you thought they should.

I have seen some professional tenants get away with not paying rent for 3-4 months, living in the place and damaging it, all while the eviction court spins its wheels.

Some tubs are 60 inches, some are 55 inches.

Southern U.S. climate sounds very good right now, especially, waking up to a 9 inches of snow :)))

This is a Modular home with a garage not a Mobile home on wheels.

I am also trying to get the mobile home back or having the taxes I paid at the tax sale reduced.Missouri allows the assessor to combine the two taxes (land and mobile home) if certain things have been done such as removing axles, wheels, tongue and placing home on a Permanente foundation.
