BP has the calculators, so I would just do a separate packet per property, so that folks could see how it might look in bulk.The local REI group meetups are also good for getting to know private lenders, who have some spare cash sitting around.

Other questions folks might ask you is, whether it's just porches and common walkways, or also the parking area, also sidewalks, etc.I only say this because I've had "misunderstandings" a few times over the years about exactly which snow was going to be removed :-/

The syndications I invest in fill up their 99 investor slot maximums very quickly because folks are waiting in line for their next deals. 5-7 years is the ideal period for which an effective value-add or opportunistic strategy will play out.

People don't make as many babies as they used to, so those folks view the extra rooms as just extra stuff to clean, they aren't going to AirBnB the home to potential child molesters where their 3 year old and 1 year old live.

With the exception of truly egregious failure, I haven't seen folks try to enforce liquidated damage clauses for various reasons.
