I am not very confident in computer generated ARVs as they may not take certain intangibles into consideration.

When all is said and done, the lot split only cost around $10K, including improvements and survey.  

If FB is reading and they are legit, and they want to improve, my advice is tone down the high pressure sales closing tactics (pitch level is fine, just have some ethics about closing it) and provide better transparency to what you are selling.

Putting property in the hands of investors who will help improve our city, and putting cash in the hands of property owners who desperately need it. 

Elmwood village is great but a little pricey for me at the moment, thinking about West Buffalo as well close to Richmond but not as familiar with the areas enough to feel confident (I know it's going into a Renaissance mode but like any city, has its good and bad pockets)For 2016 I plan to buy at least 2 more properties, ideally 1 as a flip and 1 SFH rental, then continue to multiply my output moving forward.Any suggestions, insight, tips, or contacts would be much appreciated, may you all have a wonderful and prosperous day ahead of you.Best Regards,Derek Browning

Thank you for mentioning that, though, because the wall was probably the most-debated decision we had to make as far as finding that line of over-improvement (right next to choosing the flooring material).

Small town transactions are loaded with seller financed deals to improve marketability, but that doesn't ad value to a property.

I was referred to this agent from several people so I was confident I was in good hands but maybe I need to re-evaluate. 

I also owned a Home Improvement company for 11 years and then from 1996 to 2010 owned a mortgage company then started rehabbing homes again for several years until I started buying non-performing notes.
