Try it without lawyers first and treat each other as human beings.  

So if it were me, I would give the tenants the benefit of the doubt.I am a car salesman by trade and student of human behavior and it sounds like these tenants have the same problem that many children do when they are not met with firm boundaries: They are doing whatever they want.As the new owner, you have the fantastic opportunity to lay down the law in a way that the current owner (who sounds like a terrible businessman) really can't (not that he would anyway).Just like a new babysitter has an opportunity to lay down the ground rules with kids who were previously unruly, you can sit down with each tenant with a properly drafted lease and have a very serious discussion.

Taking 25-30% of our total income is absurd!

Or you could do the humane thing and let the tenant move to get treatment, even though they are leaving (one whole month!)

Once I put a human face to their landlord and a true story about how they would break her and end up out of housing - and what they were asking for wasn't reasonable or necessary - they calmed down and became reasonable.At any rate, keep what you need in mind, too, while you're being nice, is my point. 

RE investing is all about the numbers, but then again as humans some have empathy and emotions.

Now you showed that you care about them, their situation and they know that you are human. 

I personally am a big fan of physical contact and believe it is part of the human experience.

But both doctors know a hell of a lot more about the human body than I do, so either way it can be troublesome.
