In terms of doing a refi the house would be compared to others of the same value and adjustments made for BR or SQ FT.

Want to start building the houses now but looking to get a building loan rather than tie up our own money any suggestions on who is a good lender in the area for a building loan? 

Be sure to provide ample due diligence for delivery and review of seller records and extended periods for appraisal (and review), title and underwriting.- As with any RE transaction, it's best to consider the other parties perspective when determining feasibility.

Rents are at market level now and I paid off the loan from the proceeds of another house I sold.

The manager and mngt company work in tandem daily to manage tenants, buildings, maintenance, contractors, accounting, escrow, HR, taxes, fair housing, municipalities, legal etc… It does take a village for sure.
