Goes to show that you shouldn't assume someone is smart because they have a graduate degree, and do not assume that everyone in "high paying" professions such as law, medicine, etc, is high income.

Sure, a company has to be fundamentally capitalized to a degree, but its simply not black and white, and by no means am I going to front 6 figure projects for months on my dime if work is being performed.

Another draw back with neural networks is that while they will have a high degree of predictive power while they are live, they are like a black box that gives the user next to zero insight into they "why" behind the market actions, which is arguably more useful than a simple: this will sell for that.

Sometimes those leases specifically cover certain rights or obligations of the tenant or new landlord in the event of a transfer or sale, but that is probably the exception, not the norm.In terms of tenant screening:  I suppose you could still screen the tenant to a certain degree, in that you could look up public records.
