The value of the option is based on two aspects, the value of the business decision of buying the property taking legal title (called the "real" option) and the "financial" aspect which is derived from the value of the property over the term of the option, being "in the money" is the difference between the market value of the property less the option price along with the cost to acquire the option.

I have a long timeframe to work with and have no desire to work less hours (I enjoy working all day--on things that interest me) so the learning aspect is a wash also.I'm leaning towards doing rehabs right now.
