I've recently researched hard money lenders in Pennsylvania and now I'm looking at portfolio lenders in the Lehigh Valley.

We are holding $30,000 in escrow against any damages and have a hard 30 days deadline for him.Our exit strategy would be to put new appliances and clean up and put it right back on the market for $235-$240k.The seller found out about us through referral from another seller we had marketed to.You never know where your deal would come from.

The hard part is asking someone for their money.

I think without seasoning the money in your account as mentioned, you're going to have a hard time finding a conventional loan.  

I've spent a lot of time over the last few months in Greenville NC where hotels were a little hard to find right after the storm, but not difficult now.

Sell it and with the amount of hours I put in, the 25kish income would hardly make me feel good. the rental market here is BOOMING. so I could get top dollar as a rental.

Good contractors here aren't cheap and are hard to find. 

Twenty minutes of holding a man's arm together, hoping the EMTs make it in time before he slips away, praying as hard as you can for all the strength that God can give you in this hour of need.
