Typically around here people expect a washer/dryer to be provided at $1000/mo or more from what I see.Regardless, we always have a washer/dryer hookup available for each unit should the tenant decide to take advantage.

Now, after two years, I've invested probably 750 hours into learning between books and podcasts, met with others locally who invest and have a hair over $30,000 saved.

For example, if something looks a lot nicer than my unit but has the same # of bedrooms/bathrooms and amenities (washer, dryer, etc.) then I'll just charge a bit lower for it.

They can sit around and get their hair done, and have a flat screen TV, etc.The people in jail have no freedom. 

What they want is the money and don't want trashy signs all over the place...... sign, signs, everywhere are signs, blocking out the scenery and blocking my mind, do this, don't do that,.............hey, what gives you the right, Just tuck your hair up under your hat and yell that to the judge....

I'm okay with that outcome.Would it have been better for me to go in all hair brained and without enough capital to responsibly cover my rear end if something went wrong?

From reading these comments, it looks like I'm not alone.I guess it's like how I don't do my hair and make-up for my husband during quarantine, taking people for granted is human nature!

We have taken on properties that had poor reviews, but there were underlying problems that resulted in those reviews - rickety furniture, washers and dryers that ruined clothes, things terribly out of date.

It effectively collects hair etc debris & absorbs staining from oils etc.

Got tired of all the cat hair so I mentioned to the renter that the cats have to go so I can start cleaning to start showing the house, so he sends them off, the next day my cousin says that he's seen 2 fleas, so I start realizing that I have a flea problem, tell the renter that I'm calling Orkin to get rid of the fleas, Orkin comes out and sprays, 2 weeks later and scores of vacuuming I still have the devils, I'm not sure if the Orkin stuff is killing them because the only time I see them dead is when I kill them, I'm getting bit every day, everyday I'm worried that I will transport a flea or the eggs to my house or another of my properties, so I stopped going to my properties, I stopped going to friends, refuse to share rides or give rides, have bombed my car 2 times already as a precaution, I'm probably full of pesticide by now!
