They are saying there is leak on customer fuel line which is basically the maxitrol regulator leaking in the attic.

Leaky roof,  water leaks, smoke detectors-  definitely fix right away.  

So I have 5 years of 0 expenses other than the basic necessities (insurance, gas, custody lawyer, kids, etc).So since I have a great opportunity here, need some advice on possible ways to take advantage of this.

An added vent to the bathroom was necessary, fixing the handles on the shower, a minor leak in the basement, nothing that was a deal breaker.

Same with a roof, if you replace it because it is leaking, that's a repair. 

I had 11 of these and good systems in place but still had 1-2 evictions a year and 3-4 big things that were normal annoyances like plumbing leaks, damages from hurricanes, or some vandalism.

Plumber comes out, says it's the soaking tub located on that wall - the drain is leaking.

.$400/month for water, sewer, electric, gas, internet, and cable may be optimistic.

Painted the basement and repaired a leaking crack and some damaged drywall.

I’m set to close on a property tomorrow morning and upon a final walk through today to check if all items noted on inspection report had been completed we noticed that not only had the items not been addressed but there was also a water leak coming from the roof.
