I agree now that the domestic violence issue probably shouldnt be enough of a red flag to warrant not renting to her (as a stand alone issue).

Like I said - we aren’t going to stand a great profit from this deal, but we will be paying less than half the rent of a comparable appt in our city, while gaining equity (and experience!!).

I'm also with Nathan on the fact that you need to get thicker skin, this is a business and if you can't stand telling someone they can't rent from you then I question whether you'll be able to handle the harder stuff that being a landlord entails (i.e. bad tenants/evictions/etc.).

You'll be losing money every month when you could use that money to purchase a better investment.I understand your long-term plan, and it's not a bad one, but the properties have to stand on their own as profitable investments, and this one won't.

I actually retired in 2015 and let my team continue on without me, but after 3 months of sitting around at age 35, I got SUPER bored and couldn't stand NOT doing real estate.

My main take away on this property was how to work with contractors, to important is it to review the bid during the remodel to make sure to not add too many "change orders" and to stand your ground with contractors.
