No matter what the upside- you better buy this sucker as if the market will be harder to get financing, CAP rates will continue to bump up, and banks will continue to look for more favorable debt to value ratios... without the income increase you would bring some serious cash to the refi...

The HUD inspection report looked favorable but after the house set on the market for almost a year, I found out that the roof needed replacement, the plumbing had to be completely redone, the septic tank was bad, A deck was unsafe and had to be removed.

How skilled they are or how much they care about your particular condo units is unknown.I don't know if you have any real options that work in your favor on this particular investment.

And thanks to you they were quialified..One agent I know of used a 2 year exclusive buyer agency agreement to do that.along with following the program.Don't know your area but the old fashion open house still brings in a buyer prospect or two. if your looking for retail buyers..
