I had one flip deal fall through (repairs were too much), but it mainly fell through because the homeowner received a lot of letters and he called multiple people and bid the asking price up essentially.

Those investments might not appraise out to pull the cash from and the deal falls apart.

Then, if you find that the seller is simply not interested in your low but quick cash offer, you can offer to list it on the market as a fall-back plan. 

Hello All,A silent business partner and I just signed a 5 year master lease (with an option) for a duplex in which we be paying $1200/month to rent from the owner and we will be subletting for $3300/month.  

So I spend most of my time (Fall, Winter, and Spring) in Philadelphia PA and my summers in Newark.I am new to investing in general.

I really want a more experienced Realtor but was thinking I could give her a 3 month trial period if she would go for that but want it sold now before the slow time in the fall and winter.
