My local jurisdiction imposes an owner occupancy requirement on JADU's but not ADU's, even in the case of an internal ADU that could be a JADU due to overlapping definitions.ADU's are exempt from rent control and thus fixed term rental contracts are possible.

I am not certain on the details of SF's housing laws or how you own it..I believe it would fall under the same rules a SFR falls under, which would not have it under the area's rent control law.Depending on the number of places you own and your entity, you may be exempt from the CA 5% rent cap as well.I would check in with the local apartment association for guidance. https://www.sfaa.org/

Investments made through the HSA when they pay off are not counted the same way as payroll contributions, because they are owned by the HSA they are tax exempt as well.

So, it's basically a loan from the IRS for around 4%.The IRS will notify your employer that you have to change the exemptions back to where it should be (she'd already done this), and also tell the employer that she's not allowed to change her deductions until the debt to the IRS is paid off.She said the IRS was easy to work with, and she just paid their agreed-upon payments on time until it was paid off.So, it's an option.
