When you're cash flowing $150/monthly per door but can get $2000 rental fee for leasing your own unit that's 12 months of cash flow upfront you could be passing up on.

Hey @Jeremy LeeAs the bill was passed beginning of 2020, the state has a cap of 5% including a 2.5% CPI, which is a total of 10% total of the current rent within a lease year. 

The guys I was working with 5-years ago that passed up opportunities in Columbus because they did not meet cash-flow requirements are kicking themselves....if they just would have entered the market they would have tripled their RE net worth...in 5years!
