I have not seen any state that allows a non-registered or unlicensed lender to charge points, so you have another violation most likely.As a borrower, if it's really an individual lender you need to use a loan servicing company, that's the best way to ensure you don't have problems.You could be working with a shamster lender, lots of them out there who lend and even set up a default (just toss your payment in the trash, it could be 30 days before you even realize payment wasn't made!)

I do know of someone who used the FHA to purchase and rents the units out to Vets, ensuring regular rental income.

Any suggestions are welcome..FYI it has a income rental behind it "on a separate lot" that I also own, It needs rehabbing as well , it has 2 efficiency apt on the 2nd floor 1st is a 2 car garage w/ storm cellar future plans to add a 2 bed apt to 1st floor1935 buildpurchased for 60k20-25k budget to dress up40-60k budget for additioninterior is in descent shape..rent estimate of $800+/- 2bed, 1200+/- 3 bed & garage

Eventually, when you can afford it and have confidence in the deal, there are people you can pay to do the research for you that are much more efficient at getting the relevant info, and deciphering the non-sense that sometimes is the San Diego building records.Good luck,Brian

That will be based on what the highest and best use is, how much profit you could make with each scenario, how efficiently you can manage the sale(s) from long distance, what your likely buyers would want, etc.

Once again, this isn't a problem in itself as some drainage can help alleviate the problem and generally isn't terribly expensive but if you are holding long term, I would ensure the issue is resolved.
